I want to renovate my property — how does heritage protection affect what I can do?

If you’re in a Heritage Conservation Area (HCA) and you want to renovate or extend — in most cases, you can. The controls aren’t there to stop you improving your home. They’re there to make sure the character of the street is maintained in how you do it.

The question I get more than any other is some version of: I want to do X to my home — will heritage stop me? And the answer is almost always the same: no, but it shapes how you go about it.

Let’s start with the most common situation — an unlisted property within an HCA. This is where a good number of our clients find themselves. The HCA controls here focus primarily on the streetscape — what’s visible from the street. A rear extension that doesn’t push above the roofline at the front? Generally very achievable. A second storey that steps back so the original facade still reads from the footpath? That works. A full internal renovation? Often no heritage approval required at all.

The front of the property is where the focus sits. The facade, the roof profile, the fence line — that’s what the HCA is protecting. Council wants to see the street continue to look like the street. That’s a reasonable brief, and it’s a workable one.

If your property is also individually listed as a Local Heritage Item within the HCA, the scrutiny is higher. Original building fabric — the brickwork, windows, joinery, decorative plasterwork — carries more weight. Proposed changes to those elements need a stronger heritage argument and more careful design. But “can I renovate” is still a yes in almost every case I’ve worked on.

State Heritage Register properties are a different proposition — more rigorous, more documentation, Heritage NSW involvement. That’s genuinely uncommon for most residential clients, but if it applies, specialist advice early is important.

The thing I’d want people to take from this is simple: heritage protection shapes the approach — it doesn’t prevent the outcome. Most people can achieve what they want to achieve on a heritage property. They just need to understand the framework they’re working within.
